doug's terms of use.

This page describes what doug provides, what doug doesn't guarantee, and the conditions of using the service. doug is currently in beta; if material changes are made to these terms, current users will be notified by email before the changes apply.

What doug is

doug is a listing-matching service for apartments in Portland. doug reads new listings from public sources, selects a few that match each user's stated preferences, and writes a short description of each. doug is not a broker, a property manager, or a listing platform. The “view listing” action sends you to the original source, where any actual rental transaction takes place.

What doug can't promise

Listings come from third-party sources. doug does not verify them. Listings may be outdated, inaccurate, or pulled by the landlord between the time doug reads them and the time you see the match. doug shows what it reads from each source; users are responsible for confirming all details directly with the landlord or property manager before signing anything.

doug does not guarantee a particular volume of matches. Some weeks Portland inventory is dense; some weeks it is sparse. doug only writes about listings that meet your criteria.

doug provides recommendations only. Users are responsible for verifying listings, communicating with landlords, executing rental agreements, and any outcomes that result from those decisions.

Acceptable use

You agree not to:

  • Use the service for any unlawful purpose.
  • Scrape, copy, or republish doug's match data, descriptions, or interface in bulk.
  • Reverse-engineer, decompile, or otherwise extract the source of any part of the service.
  • Create an account using another person's identity, or operate accounts on behalf of others without their consent.
  • Use the service to send unsolicited communications to landlords or property managers.

doug may suspend or terminate accounts that violate these terms.

Fair housing

doug does not pick or rank listings based on any characteristic protected by federal, Oregon, or local fair-housing law. The matching is based on apartment criteria and user-stated preferences only.

If a listing itself contains discriminatory language, that is the landlord's content, not doug's. Such listings can be reported via the contact address below; doug will deprioritize them.

Beta

doug is currently in beta. The service is free during this period. doug will eventually transition to a paid subscription, expected to be approximately $6 per month. Users will be notified by email before this change takes effect.

Service limits

doug uses a third-party AI service to generate listing descriptions. That service has content policies. If a listing's content triggers one of those policies, doug may be unable to write a description for it, and the listing will not appear in your feed.

doug also rate-limits how often a single user can request a fresh round of matches, to keep operating costs predictable. Users who hit the rate limit will see a clear message; the limit refreshes regularly.

Risk and liability

The service is provided “as is” and “as available.” doug disclaims all warranties, whether express or implied, including warranties of accuracy, reliability, merchantability, fitness for a particular purpose, and non-infringement.

To the maximum extent permitted by law, doug is not liable for any indirect, incidental, consequential, special, or punitive damages arising from or related to your use of the service. doug's total liability in any matter is limited to the amount you have paid doug in the twelve months preceding the claim.

You agree to indemnify and hold doug harmless from any claims, damages, or expenses (including reasonable attorneys' fees) arising from your violation of these terms or your violation of any third-party rights through your use of the service.

Service changes

doug may modify, suspend, or discontinue any part of the service at any time. doug will make a reasonable effort to notify users by email before changes that materially affect existing accounts.

Account deletion

You may delete your account at any time from your profile page. doug removes every row tied to your account. The action is immediate and irreversible. If you change your mind later, sign in again with the same email to create a fresh account.

doug may also suspend or terminate accounts for violations of these terms (see Acceptable use and Risk and liability above).

Changes to these terms

If doug's terms change in any material way, current users will be notified by email before the change takes effect. Minor edits (typos, clarifications) will appear here without notice.

Governing law and miscellaneous

These terms are governed by the laws of the State of Oregon, without regard to its conflict-of-law principles. Any dispute arising under these terms will be resolved in the state or federal courts located in Multnomah County, Oregon.

If any provision of these terms is held to be unenforceable, the remaining provisions remain in full effect. These terms, together with doug's privacy policy, constitute the entire agreement between you and doug regarding the service.
